Now that summer has arrived, you're probably looking forward to that well-earned vacation. Before you leave, you need to be aware of conditions in and around your home that could pose a potential hazard. While the kids are home for summer break, get them to help you check things out. Here's a home checklist to help you reduce home insurance claims with summer maintenance.
Inspect Smoke Detectors
Studies show that the majority of home fires occur in homes with no smoke detectors or where the alarms aren't functional. You should have a working smoke detector in each room of your home. It is important to check them monthly and change the batteries at least once a year.
Check Fire Extinguishers
You should have a fully charged fire extinguisher in all areas of your home where there is the greatest potential for fire, such as the kitchen. You should have your fire extinguishers inspected by someone who specializes in fire equipment safety. Your local home improvement store probably offers free inspections.
Look For Water Heater Leaks
A stuck pressure valve on your heater can cause it to explode. You should check for any leaks or signs of corrosion. A leaking water heater can cause a lot of damage to your home.
Clean Clothes Dryer
The lack of maintenance on your clothes dryer poses one of the most serious fire hazards in your home. Lint, dust and bits of material accumulate in your ductwork, in dryer vents and also behind and underneath the dryer. These areas should be inspected and cleaned on a regular basis.
Professional Inspection of Air Conditioning System
Make the professional inspection of your air conditioning system a part of your summer maintenance program. You should also change all vent filters on a routine basis.
Inspect Electrical Outlets
Many home fires are caused by overloaded outlets, extension cords or other power devices. Check all outlets inside your home for overloading, frayed wires or loose fitting plugs.
Maintenance Outside Your Home
Clean gutters and downspouts to prevent possible water damage. Trim trees and bushes that might create a hiding place for burglars or could cause damage to your home or vehicle. Repair any damaged driveways or walkways to create a smooth walking surface. One of your biggest threats for a loss is someone being injured on your property, with trips and slips being the leading cause of injury.
Proper home maintenance will make your home a safer place to live and also eliminate potential causes of a loss.
